Step by step guide to renting
Here is a list of things that you should think about when looking for potential tenants, after all, you want to make sure you get the right type of tenant that suits you and your property.
You and your home
Whether renting out your whole home or just a room, when tenants are viewing it for the first time, first impressions are everything.
· Be clear about whether the room/property will be furnished, unfurnished or partly furnished?
· Remove anything of high or sentimental value.
· Make sure that their room and the rest of the house is clean and inviting
· Be yourself – they’re buying into you as much as the flat.
Price it right
Make sure you do your research by looking at properties in the same area that are on the market, whether it be through an estate/letting agents shop window or online. Ask your friends what they pay. Be ready to negotiate and don’t be afraid to reject any offer that you’re not happy with but also be prepared to compromise.
Be safe!
Use your common sense. When you arrange for someone to come and view your home, it is a good idea to have a friend with you or at the very least let someone know you are expecting a visitor beforehand.
Final checklist
Get references. Don’t be afraid to follow them up and check that they are legitimate.
Tenancy agreement. Have a look at our standard tenancy agreement for reference but please note, it is for reference only and it's your responsibility to get your solicitor to check the tenancy agreement before proceeding.
Inventory list. Put together a full inventory list of what’s in the room/property and don't forget to include any marks on walls, light fixtures etc. Make sure you both sign it to avoid any disputes at the end of the tenancy.
Monthly rent. We recommend that you arrange for their rent to be paid monthly by direct debit.
Tenancy deposits. Make sure you have protected the tenants deposit at the beginning of a new tenancy agreement using one of the government authorised tenancy deposit schemes.
